What is your favorite real estate investing strategy?
There are dozens of ways to earn money through real estate. I teach some of them in my course. What are your favorites?

- I have always personally been an advocate of tax sales as a relatively inexpensive entry strategy for real estate investing. Started in that many, many years ago and if you take the time to know the market, it is virtually risk free. I also have a preference for single-tenant triple net lease properties with a special affection for post offices. A good friend has been buying residential foreclosures in prime locations, providing minimal rehab (mostly cosmetic) and selling the homes. He has a "silent" financial partner so that he is a cash buyer and has gotten some wonderful buys which have been quite profitable. In the past few years many of my clients have been purchasing Industrial Revenue Bonds that are in default as a conduit to the acquisition of the underlying real estate. They have seen IRRs of 40% +. And one client started a fund to purchase REO property in a four state area, primarily bulk single family improved homesites and has been selling them to homebuilders and doing very well. With a well thought out strategy and the avoidance of excessive leverage, it is hard not to see opportunities today that are extremely profitable.
