Is there a way for me to invest in real estate and income producing properties for a small investment <$5000?
Would really like to get some income producing property investment while I am young, but cannot make a huge commitment like buying a house for investment purposes. Have some stocks REITs but they all seem to be overvalued right now and do not want to make new investment. Is there a way to pool invest with others to buy a property and recieve income from that?

- If you do not want to be an owner, you may consider being a 'silent' partner. Which means you're putting up some of your own money to close the purchase deal. Just make sure that a legal contract is drawn up stating that you are an investor in that real estate transaction because you most likely won't be included on title. If you don't want to get any lawyers involved, you can give your partners a Note, which states the amount of money they borrowed from you, the interest rate you're charging them, and when you expect full payment on the loan. Have the Note signed by all of the partners in front of a Notary Public Official. These are a couple of ways you can include yourself in a real estate transaction, without actually being an owner, and investing a small amount of money. Foreclosure properties may be something you and your partners might want to look into. Just be aware that Public Auctions require cash money up front.
